Spazi comuni all’ interno e all’esterno

- P.f. pulisci e metti a posto le tue cose

- Non lasciare in giro roba privata

- Non spostare (o portare dentro la tua stanza) roba o mobili della casa (anche roba delle cucine, sale o giardino) senza permesso

- Anche se noi puliamo gli spazi comuni, prenditi comunque la responsabilità di mantenere pulita la casa (svuota i portaceneri, pulisci i tavoli all’interno e all’esterno, fai l’aspirapolvere, scopi, pulisci il pavimento della cucina, pulisci i servizi, ecc.)

- Fateci sapere se ci sono danni ai mobili, all’attrezzatura o alla casa – anche per la vostra sicurezza

 

Spazi esterni

- Tutti gli spazi tranne quelli direttamente davanti agli appartamenti sono in comune

- Puoi affittare un posteggio per 40.-/mese o parcheggiare sul posteggio vicino alla farmacia o alla stazione

- Ia strada dietro alla casa si usa solo per (s)caricare (anche se piove…)

- C’é una cantina per le biciclette

- Se hai voglia di coltivare ortaggi, c’é l’orto in comune. Gli attrezzi per il giardinaggio li trovi dietro la casa vicino alla porta.

 

Oggetti e mobiliare comuni

- La maggior parte degli utensili e degli spazi sono in comune. Dove trovi un “PRIVATO” o un “NOME”, l’utensile o lo spazio NON È in comune. P.f. rispetta le cose e gli spazi privati degli altri. Se hai dei dubbi, chiedi prima.

- Abbiamo tanti attrezzi, utensili per pitturare e pulire, un computer, una stampante e una fotocopiatrice e molto altro. Se hai bisogno di qc. chiedi pure.

 

 Ore notturne (dopo le 22.00), rumore

- Non sbattere le porte

- Non fare più la doccia

- Non usare i macchinari della lavanderia (guarda che i programmi fanno stop a 22.00)

- Se usi la cucina, impegnati a non fare troppo rumore

- Modera il volume della musica

- Non parlare ad alta voce

- Abbi comprensione (e rispondi educatamente) se qualcuno reclama

 

Festa

Se vuoi fare una festa informa il team Soledaria, la gente della casa e se caso anche i vicini o/e invitli – avranno più comprensione e saranno più tolleranti

 

Cucine

- Prenditi la responsabilità per le pulizie e l’igiene della tua cucina

- Noi laviamo gli stracci e gli asciugamani, quelli usati mettili nel contenitore “laudry”

- Usa solo gli utensili della tua cucina, non prenderli dalle altre cucine. Se manca qc. fai sapere a Judith

- Siete pregati di comprare prodotti di consumo della cucina come detergente, spugne, spazzolini, sacchetti della spazzatura con i vostri soldi o con una cassa comune

- Se hai rotto qualcosa p.f. ricompra o facci sapere

- Se mangi fuori dalla cucina (p.e. dentro la tua stanza), riporta piatti e posate subito dopo l’utilizzo

- Vedi foglio attaccato

 

Alimenti

- Alimenti che si trovano in un altro posto, che non è il tuo, possono essere usati o buttati in qualsiasi momento

- Hai il permesso e sei pregato di buttare alimenti con la muffa – anche se non sono I tuoi

- Svuota il tuo posto nel frigo se vai via per più di un paio di giorni

- Chiudi confezioni aperte con scotch o mollette (insetti e odore)

 

 Spazzatura e composto

- P.f. Separa immondizie – vedi foglio attacato

- Prenditi la responsabilità e porta i sacchi pieni nei contenitori dietro la casa

- Svuota il contenitore del composto regolarmente (odore, animali). Il composto grande si trova in giardino.

- Se produci più spazzatura che al di solito (p.e. per una festa o per altri motivi),sei pregato di portare i rifiuti direttamente nei contenitori vicino alla farmacia

- Per batterie usate c’é un contenitore alla reception

 

 Pulizie

C’é un armadio con tutti gli attrezzi per le pulizie su ogni piano. Riporta dopo l’ utilizzo. Anche nelle cucine trovi utensili per le pulizie. Ritornare gli utenisili subito dopo uso.

 

Visite

- Facci sapere se la tua stanza viene usata da un’altra persona (nome e data), facci conoscere personalmente la persona

- Spiegali le nostre regole

- Se hai una visita che vive con te nella tua stanza per più di 2 settimane, la persona deve pagare 50.- di spese (acqua, corrente, pulizie della casa, usare tutto l’attrezzatura ecc.)

 

 La tua stanza

 - Non mettere roba sulla ringhiera o sul davanzale (Pericoloso nei giorni con vento)

- Fissa le tende e persiane (danni e rumore nei giorni con vento)

- Ventila la tua stanza regolarmente per evitare la muffa

- Se si rompono delle lampadine cambiale, si trovano negli armadi di pulizia

- Se vuoi fissare delle cose al muro o fare altri cambiamenti, p.f. chiedi prima il permesso

- Se ci sono danni nella tua stanza, facci sapere

- Se sporchi le pareti della tua stanza devi pulirle, ripitturarle o pagare

- Se vuoi cambiare i mobili, facci sapere

 

Lasciare la tua stanza

- Facci sapere al più presto possibile (almeno 2 settimane prima)

 

Pagamento

- P.f. paga il tuo affitto online all’ INIZIO DEL MESE

 

La tua chiave

- Il deposito è di 50.- e sarà restituito quando lasci la casa

- Se perdi la chiave, devi pagare la sostituzione

 

 Allarme fuoco

- Se hai scatenato l’allarme fuoco accidentalmente, p.f. chiama SUBITO qc. del Team Soledaria (come prima persona Noah: 0041 78 667 55 41)

- Se senti l allarme fuoco cerca di capire se si tratta di un falso allarme o se c’è veramente un incendio prima di chiamare il Team Soledaria

 

 Prevenzione fuoco

- Controlla sempre se hai spento le piastre e il forno

- Fuma solo fuori

- Non usare cose nella stanza che producono fumo (candele, tostapane, incensi, ecc.)

- Spegni sigarette o altri tabacchi sempre nel portacenere

- Controlla se il fuoco è veramente spento dopo aver fatto una grigliata

- L’allarme é molto sensibile. Se i vigili del fuoco arrivano per colpa tua, devi pagare l’intervento

 

 Energia e acqua

- Spegni la luce quando esci dalla stanza (o spazio comune)

- Chiudi porte e finestre durante il periodo di riscaldamento (aprire solo per ventilare)

- Stufa e cuscino/coperta elettrica non sono permessi

- Non sprecare acqua (Pulizie, doccia, pulire denti, pulire piatti, lavare vestiti)

 

 Porte

 La tua chiave funziona solamente per la porta principale. Dopo le 22.00 chiudi le porte a chiave

 

 Extras:

- Può succedere che qc del team soledaria deve entrare nella tua stanza per controllare o riparare radiatore, lavandino ecc. Rispettiamo sempre la tua privacy.

 

 

 

  Common rooms/common areas inside and outside

- Please keep them clean and tidy up after yourself.

- Don’t leave your personal belongings in common areas.

- Don’t remove (or bring to your room) equipment or furniture in the house (including kitchen, common rooms and garden) without permission.

- Even though we clean common areas you are asked to take responsibility for the community and help if necessary (empty the ashtrays, clean the tables in and outside, vacuum, wipe the terrace, mop the kitchen, clean the trash etc.).

- Please also let us know about  any damage to furniture, equipment or the facilities –  for the safety  and security of everyone.

 

 Outside

- All areas are common, except the ones in front of the apartments.

- Parking place is 40.- per month or use the parking places near the pharmacy or train station.

- Place behind the house  are only for loading and unloading (even it’s raining…).

- There is a room for bikes.

- If you would like to plant some fruit or vegetables, there is a common kitchen garden, tools are beside the back-door.

 

 Common equipment and furniture in the house

- Most things are common. Where you see PRIVATE or a NAME  that is not yours. Please respect the privacy and belongings of others. If you have any doubts, ask first.

- We have a lot of tools, painting and cleaning equipment, furthermore we have a computer, a printer and a copy machine too. If you need to use something, just ask.

 

 Quiet hours after 22.00

- close doors slowly

- do not shower

- do not use the wash room (pay attention that your washing or drying programm ends at 22.00)

- use the kitchen in a quiet way

- turn the music and TV down

- speak softly

Be respectful if someone asks you to lower the volume or reminds you of these rules.

 

 Parties:

If you want to have a party, please inform us and the other people in the house. Also consider the neighbours and/or invite them – people will show more tolerance and understanding.

 

 Kitchen

- In general, be responsible for the cleanliness and hygiene in your kitchen.

- We wash the cleaning rags and towels, please put dirty ones in the “laundry” bucket.

- Only use the equipment of your kitchen, don’t bring the equipment of the other kitchens in your kitchen. If you are missing something, please let Judith know.

- You are asked to organize consumables like dishwasher liquid, rubbish sacks, sponges etc., with a common cash box or by your own.

- If you break something, please replace it or let us know.

- Return used dishes and cutlery immediately after eating, if you eat in your room or anywhere else in the house or outside.

 Food

- Food that is left out can be used or thrown away at anytime!

- You are asked and encouraged to throw away moldy or old food - even if it’s not yours!

- Empty your place in the fridge before you leave the house for more than a few days.

- Seal open packages with tape or clips (insects and smell).

 

 Waste and compost

- Please separate the waste - See attachment.

- Please be responsible and bring full bags to the trash cans behind the house.

- Empty the compost bucket often (for smell and insects). Compost is in the garden. Empty when full.

- If you create a large amount of waste, or you have a party, please bring your waste directly to the containers down by the street (near the pharmacy and train station).

- For used batteries there is a bucket at the main entrance.

 

 Cleaning equipment

There is a cleaning closet on every floor with all necessary equipment. Return any items you use.

You can also find cleaning supplies in every kitchen.

 

Guests

- Let us know if your room is used by another person (name and date), let us meet the person.

- Explain our rules to your guest.

- If You have a guest staying here with You in your room more than 2 weeks, the person has to pay 50.- (expenses: using water, energy, cleaning the house, using all the equipment etc.).

 

 Your room

- Don’t place things (ashtrays) on the railing or windowsill (dangerous on windy days).

- Fix the curtains and shutters (damages and noise on windy days).

- Change the air in your room regularly to avoid mold. Open the window minimum once a day and close it again after 15 minutes during the heating period.

- Bulbs can be found in the cleaning closet on your floor. Please change them by yourself (turn off or unplug the light first).

- If You want to fix things on the wall or make other changes, ask permission first.

- Please let us know about any damage to your room.

- If you dirty the walls in your room you have to clean, repaint or pay for it.

- If you want to change your fourniture, please let us know.

 

Leaving your room

- Let us know soon as possible (at least 2 weeks before).

 

 Payment

- Please pay your rent online at the BEGINNING OF EVERY MONTH.

 

   Your key

- The deposit of the key is 50.- and will be paid back when you leave the house.

- If you lose your key, you have to pay for a substitution.

 

Fire alarm

- If you activate the fire alarm  please inform immediately someone from the Soledaria Team. (first Noah: 0041 78 667 55 41)

- If you note the fire alarm please look where the alarm comes from and inform immediately someone from the Soledaria Team. (first Noah: 0041 78 667 55 41)

 

 Prevention of fire

- Always check if you have turned off the oven or hotplates!

- Only smoke outside or on the balcony.

- Don’t use incense, candles, toasters or other things which produce a lot of smoke.

- Extinguish cigarettes and other tobacco products in ashtrays.

- Make sure that the fire in grill places is extinguished after grilling.

- The fire alarm in the house is sensitive. If the fire service has to come due to you, you will have to pay for it.

 

 Energy and water

- Turn the light off if you leave a room or common area.

- Keep doors and windows closed during the heating period (except to change the air in a room).

- Electric oven and heating pillows in the rooms are not allowed.

- Don’t waste water (cleaning, shower, brush teeth, washing dishes or laundry).

 

 Doors

Your key fits only on the main entrance. After 22.00 please lock all doors.

 

Extras

- It may happen that someone of the Soledaria Team has to entrance your room to make a checking or reparation of the electric,bathroom facilities or radiators. We respect your privacy.
